In today’s market, selling a property is not a slam dunk. Inventory is high, competition is fierce, a property has to stand out in order to make an impact. Numbers show that staged properties sell almost twice as fast as properties that have not been staged. On top of that, they tend to sell for more money than comparable, but unstaged properties.

The majority of Buyers these days use the Internet in their home buying process, so it is important to make a great impression online. There are two stages to how Buyers find the perfect property:

1. The Buyers look through property listings online.

2. The Buyers actually physically look at the properties that look/sound interesting online.

All too often do we come across listings in the MLS of properties that are actually very nice, but that are not properly “staged” (meaning “made ready for the market”) or represented – only a couple of photos, bad quality photos, misspellings in the description, photos of messy rooms, etc.

In a busy market like in 2004 and 2005, photos were no big deal, buyers even made offers without having physically been at the property first! Today, if your property doesn’t “click” with a potential Buyer the first time they see it online, chances are they won’t even bother to come take a look at it. And if they do stop by, any little imperfection is an automatic price reduction.
